Board of Variance
If you are a property owner within the Peace River Regional District, the Board of Variance is here to help you in special situations where following zoning rules would create a hardship. If your property has unique challenges, you can request a variance if you face difficulty complying with rules about:
- Building or structure placement and size
- Setbacks or where buildings can sit on the lot
- Size or dimensions of a building
- Placement of a manufactured home in a park
- Subdivision requirements for agricultural or industrial land
- Changes to a building with a non-conforming use
- Altering or adding to a structure that does not match current zoning rules
How to Apply
To apply, please email us your completed application and or you can drop it off in person to:

The Board will hold a public meeting to review your application before they can issue a variance. They will consider:
- Whether your request solves a real hardship
- The impact on the environment and neighboring properties
- Whether it fits the intent of the zoning bylaw
Before You Start
You must be the registered property owner within Electoral Areas B, C, D or E to apply for a variance. You can also have an agent apply on your behalf. Make sure that you include all supporting documents including any relevant site plans, drawings or other documents that explain your request. The Board cannot approve variances that:
- Allow inappropriate development of the property
- Harm the natural environment
- Negatively affect neighboring properties
- Change permitted land uses or the bylaw’s overall purpose
- Conflict with rules like floodplain specifications or land use contracts
