Subdivisions
A subdivision is when you create new lots from one or more existing properties, combine two or more properties into a single lot, change or realign an existing property line or create strata lots. Before starting to subdivide your property within the Peace River Regional District, make sure to find out which regulations and requirements impact your plans.
How to Apply
Before beginning a development, please contact a planner to review your proposal and determine if any other applications are required and which bylaws may apply to your subdivision. This can help avoid unnecessary delays or expenses. Subdivisions can be complex and may take over a year to complete.
Before You Start
When reviewing subdivisions the Provincial Approving Officer may consider Provincial legislation, including the Agricultural Land Commission Act and regulations for properties within the Agricultural Land Reserve, as well as the PRRD’s Bylaws, including:
- Official Community Plans
- Zoning Bylaws
- Subdivision and Development Servicing Bylaws
- Development Cost Charge Bylaws
You can download our Guide to Subdivision: Development Procedures to learn more. The Ministry of Transportation and Transit (MoTT) is the approving authority for rural subdivisions. They can help you learn how to subdivide land and what is required.
