Demolitions

If you are planning to demolish a building or structure in the Peace River Regional District, you will need to apply for a demolition permit. This ensures that the demolition is carried out safely and in compliance with Provincial regulations and our Building Bylaw. A demolition permit ensures the process is safe and minimizes risks to neighbours and the community.

How to Apply

To apply, please email us your completed application and or you can drop it off in person to:

  • 1981 Alaska Avenue, Dawson Creek
  • 9505 100 Street, Fort St. John

Make sure to specify that your project involves demolition in the "Class of Work" section.

Before You Start

If the structure was constructed prior to 1994, a hazardous materials test must be completed prior to demolition. If contamination is found, the services of a qualified person must be used to complete the asbestos abatement. 

Before we can issue your permit, make sure that you complete the following:

  • Complete a Sewer Disconnection
  • Make sure all works and services are disconnected before demolition begins
  • Ensure public safety before, during and after the demolition, following the guidelines in the BC Building Code

As the owner, you are responsible for any damages to utilities, services or neighboring properties during the demolition process. 

Site Cleanup

When planning a demolition project, it is important to consider proper waste disposal and how to tackle hazardous waste. Make sure that you:

  • Remove all demolition materials, including all foundations, from the site
  • Fill and level any excavations
  • Leave the site safe and tidy

Delayed Demolitions

If you want to build a new dwelling on your property but keep using the old one temporarily, you must enter into a Demolition Agreement. The agreement requires you to either remove the old dwelling once the new one is complete or occupied, or convert the old dwelling into a non-residential use allowed by zoning regulations.
